DILLON BANNING PERSONAL BIO:
Dillon Banning, son of J.B. Banning, member of the ACFA Millionaire group, is a noted international investor. His primary focuses are on real-estate and renewable energies. Once interviewed by the American Cash Flow Association, the interviewer poised the question of “What do you do?” Dillon fired back “I’m a millionaire that creates massive amounts of wealth.” The interviewer was somewhat taken back. Mr. Banning at the age of 16 was not literally a millionaire, but says the answer “came naturally to him,” as he quickly learned from Emerson that “thoughts were things” and to choose the good ones. He knew that we as human beings have the incredible ability to create massive amounts of wealth by simply setting goals and by getting in touch with the right people. One of his mentors, Peter Fortunato has always taught him that “strangers will help” a lesson he has learned very well. And a lesson from Socrates that came from his mother was that in order to earn a good reputation you must “endeavor to be what you desire to appear.”
It wasn’t long before Dillon Banning was brokering owner-financed notes and mortgages. His very first real estate transaction came from doing some volunteer work at a local humane society. During his breaks he would search the local newspaper for terms such as “FSBO” or “Owner will Carry.” It wasn’t long before he called a man from Florida who had property in Arkansas he was trying to unload. Each property was under a “Rent to Own” contract. Dillon helped the gentleman to convert a pool of ten contracts to “Contracts of Sale.” He then brokered the $187,000 pool of notes to an institution and made almost $10,000 on his very first real-estate transaction. He says it was “the sweetest money he had ever made.” Up to this point he had been living on his own in Little Rock, AR and working as a carhop. Those who knew Mr. Banning from early on say that they ‘just knew he was different… he thought differently, he spoke differently, and above all he worked differently. His first job was a car-hop at a Sonic Drive-in and this is where he got his start. While other employees would walk one order at a time, Dillon recalls “grabbing as many orders that could fit on a tray and running as fast as I could to each customer.” He said by doing this not only did he earn minimum wage, but also about a $100 a day in tips alone. It was his drive and ambition for good, fast customer service that set him apart. It wasn’t long and he had inspired two other car-hops to run with him, catching the attention of Sonic corporates, who made a special flight to visit the store who’s reputation and sales were beginning to sky-rocket. Although the money was good, Dillon had bigger dreams and ambitions. As soon as he had saved up enough money for a brand new vehicle and an apartment, he started waiting tables at “Romano’s Macaroni Grill” and running his brokering business part-time, in the morning and between shifts. It wasn’t long and he was making enough to be able to “fire his boss” and to “hire himself “ full-time, and finally earning in his own words “what I was worth and more.”
It wasn’t long before his father became impressed with what his son was accomplishing on his own, and soon offered him a position in his property management company. It wasn’t long before he had earned a seat as the vice president of his father’s multi-million dollar property management company “Money in the Bank,” which helped other sophisticated investors to buy very sound real estate investments for pennies on the dollar by using their Roth IRA’s and a one-of-a kind technique perfected by his father- which, to this day, is still a highly guarded family-kept secret.
To have such discipline and ideologies at such an early age was not a popular idea by those growing up around him. While his friends went off to college to learn a trade or skill which would cause them, in Dillon’s eyes, to have a boss that told them “when to work, when to eat, and when to sleep,” Dillon went on a seminar spree around the country learning how to use O.P.M. to create massive amounts of generational wealth and developed his own unique style of investing that has allowed for multi-million dollar commercial real estate loans and “green” or “renewable energy projects” to get up and running. Mr. Banning has always believed that “it doesn’t matter where you are in life, the only thing that matters is where you WANT to go, and that you have a PLAN to get there…” He thoroughly believes in reading an hour a day, keeping a journal, mentor-ships, and constant devotion to your chosen passion in life. He also points out that he is a Christian and thouroghly believes in his “Life Verse” from Joshua, Chapter one, verse eight, which states that “This book of the law shall not depart out of thy mouth; but thou shalt meditate therein day and night, that thou mayest observe to do according to all that is written therein: for then thou shalt make thy way prosperous, and then thou shalt have good success.” He points out that “this is the only time throughout the entire Bible that you will find the word “success.” Dillon says that he believes he has truly been blessed in his lifetime, but like Emerson said… “thoughts are things” and we must all make a choice to choose the good ones…” Mr. Banning concluded the interview saying in closing that he has surely seen his share of hard times. From depression, to the loss of his young sister, and a never-ending uphill battle for survival, he says that everything he has he worked for. That there are no “free lunches” and that it took a very long time of trial and error, success and failure, before he finally found a formula for success that worked for him. He also adds that ,had it not been for all of the positive affirmations he had growing up as a child from his father, in addition to all of the coaching and help that he had received to keep him setting goals and staying on the right path, he doesn’t believe he would have the direction and faith in life that he does today. He ends by telling me that “Faith without works is dead…” James, 2:17, and that we all have to wake up the same way, put our pants on, and make the best out of every day, for we never know when it just might be our last…”
Today Dillon currently focuses on financing commercial real estate, the funding of creative energy ideals, and international investments. It has been rumored that he has been the “man behind the curtain” in several multi-million dollar real estate closings and operates the continuation of several successful online businesses. He continues to mentor select students and take on public speaking engagements to inspire others when asked. He also continues to write articles for several prestigious magazines such as the American Cash Flow Journal, the Note-Worthy newsletter, and others. One of his hobbies includes poetry and in 2005 he was nominated to be North Americas “Poet of the Year” and published at the age of 16. He also enjoys going to church, frisbee-golf, basketball, nature walks and spending time with family. He currently resides in beautiful Hot Springs, Arkansas, boyhood home of President Bill Clinton.
